Buying a Builder Floor in Delhi: 8 Documents to Check Before You Pay

A builder floor is one of the best homes you can buy in Delhi, as long as the paperwork is clean. Ask for these documents before you pay a booking amount, and have a property lawyer read them.

1. Title deed and the chain of ownership

The registered sale deed of the plot, and the earlier deeds before it, show the builder or landowner actually owns the land. Gaps in the chain are the most common problem in older Delhi colonies.

2. Sanctioned building plan

The building must be built to a plan sanctioned by the local authority, the Municipal Corporation of Delhi in most of West Delhi. Compare the number of floors, the stilt and the floor area on the plan with what is actually being built.

3. Your share of the land

With a builder floor you buy one floor plus a proportionate, undivided share of the land underneath. The sale deed should say what that share is, and which parking and terrace or roof rights come with your floor.

4. Builder-buyer agreement

It should list the exact floor, carpet area, specifications, payment schedule, possession date and what happens if possession is late.

5. Completion or occupancy certificate

For a ready home, this certificate confirms the building was completed as sanctioned. Banks ask for it too.

6. Encumbrance check

A search at the sub-registrar's office shows whether the property is mortgaged or has any loan or claim against it.

7. Property tax and utility no-dues

Recent property tax receipts and electricity and water bills, with no dues, mean you do not inherit someone else's arrears.

8. Possession letter

On handover, a possession letter records the date and the condition of the floor, and starts your maintenance and warranty period.
