Home Loan for a Builder Floor in Delhi: How Much Can You Borrow?
RBI caps a home loan at 75% to 90% of the property value. What that means for your down payment, your EMI and your paperwork.
Yes, banks give home loans for builder floors, exactly as they do for flats. What decides how much you get is the property value, your income and whether the building's papers are in order.
How much the bank will lend
RBI limits a home loan to a share of the property's value: up to 90% for loans up to ₹30 lakh, up to 80% for loans between ₹30 lakh and ₹75 lakh, and up to 75% for loans above ₹75 lakh. The rest, plus stamp duty and registration, is your own contribution.
What it means for a ₹1 crore floor
On a ₹1 crore builder floor the loan is capped at about ₹75 lakh, so plan for a ₹25 lakh down payment plus roughly ₹5 to ₹7 lakh for stamp duty and registration.
What the EMI looks like
At an illustrative 8.5% interest over 20 years, a ₹50 lakh loan costs about ₹43,400 a month, ₹75 lakh about ₹65,100, and ₹1 crore about ₹86,800. Use the EMI calculator on our home page with your own numbers; your bank's rate decides the final figure.
What the bank checks on the property
The bank's lawyer reviews the title chain and sale deed, the sanctioned building plan, and for a ready home the completion or occupancy certificate. A builder who hands over a clean set of documents makes approval faster.
What the bank checks on you
Expect to share identity and address proof, salary slips or business returns, bank statements and your credit report. A credit score above 750 usually gets the best rates.
