Stamp Duty and Registration Charges in Delhi: What a Builder Floor Really Costs
Delhi charges 4% stamp duty for women, 6% for men and 5% for joint owners, plus 1% registration. Here is the maths on a real budget.
The price on a cost sheet is not the whole cost of a home in Delhi. Stamp duty and registration add between 5% and 7% on top, and they are paid when the sale deed is registered, so plan for them from day one.
Stamp duty rates in Delhi
Delhi charges stamp duty of 4% when the buyer is a woman, 6% when the buyer is a man, and 5% when a man and a woman buy jointly. Registering the property in a woman's name, alone or jointly, is the simplest legal way to save.
Registration fee
On top of stamp duty, the sub-registrar charges a registration fee of 1% of the property value plus a small fixed pasting fee of ₹100.
Circle rate or deal value: which applies?
Stamp duty is charged on the higher of two figures: the price you agree with the seller, or the government circle rate for that locality and floor area. If you pay more than the circle rate, duty is on your price.
Worked example: a ₹1 crore builder floor
Bought by a woman: 4% stamp duty (₹4 lakh) plus 1% registration (₹1 lakh) comes to about ₹5 lakh. Bought jointly by a man and a woman: about ₹6 lakh. Bought by a man alone: about ₹7 lakh. The ₹2 lakh gap between the first and last case is real money.
Other costs to budget for
Ask the builder for a cost sheet that lists every charge: parking, power backup, maintenance deposit and any electricity or water connection charges. G3 shares one cost sheet with every charge listed before you book.
Check the current rates
Rates are set by the Delhi government and can change. Confirm them with the Department of Revenue, Government of NCT of Delhi, or your lawyer, before you register.
